Super Duplexes Still on the Prowl!

s we go to press, the duplex issue is far from being resolved. Here are some status reports:
3804 Duval - Three story rear addition will
result in 10 bedroom duplex in Shadow Lawn. Historic
Landmark Commission denied approval of plan on March 24.
NCCD rules will control building but not prevent residency
by up to 12 unrelated adults. Many neighbors attended the
HLC meeting on this case.
603 Fairfield - will be single family due to
deed restrictions identified by neighbors.
505 E. 49th - purchased by Mike Linnane to
prevent super duplex development.
4805 Duval - Duplex permit has been withdrawn.
3500 Duval and 3500 Tom Green - City granted
administrative waivers to widen the two 25' driveways on
each site to 29' each so that all parking spaces are
accessible!
3207 Hampton - appeal at Board of Adjustment
was denied on a vote of 3-2 (4 needed!) on March 10.
Neighbors filed for reconsideration and it will likely come
up at the Board of Adjustment on April 14.
3403 Hampton - HLC initiated historic zoning
on "Calcasieu cottages" blocking duplex development. This
moves on to the PC ad Council.
303 E. 38th - HLC initiated historic zoning
on March 24. 8 bedroom duplex plan is pending.
305 E, 38th - relocation permit hearing
postponed to April HLC meeting. The Planning Commission Codes
& Ordinances subcommittee made two recommendations on
March 20- one included an occupancy limit of 6 per SITE not
6 per SIDE for duplexes. We will be supporting that at
hearings. Council hearing is scheduled for March 27. Come
to the HPNA general meeting for an update.
