Currently, Mike Rhodes, a developer, has purchased the Dyer's Building at 4525 Guadalupe for a four-story condominium project. Recently, the Historic Landmarks Commission released the demolition permit for the building. The land is zoned CS, which does not permit residential uses, so Mr. Rhodes needs a zoning change. The lot also fronts onto Avenue A. The draft NCCD for the Guadalupe strip and property along Avenue A was rercently completed. We expect that Mr. Rhodes' project can be built under the proposed NCCD regulations and that Mr. Rhodes' zoning change may be part of the NCCD, rather than a separate case. If you are specifically interested in this case let me know.
